It's official, the Manhattan market is hot again
Regular readers of this blog won't find this story any surprise, but an article posted in the The New York Times just confirmed that both buyer activity and prices are up in Manhattan in January. We reported the story here first, almost a month and a half ago, in my first 'Shoe Leather' post on 01.09.2007 simply titled 'Open house attendance soars'. Nice validation that the kind of direct reporting that is possible from the pavement level view of this broker blog, is giving an accurate bounce on market trends a couple of steps ahead of the pack.

The psychology of pricing & achieving critical mass
The New York Times Real Estate section's cover this week is on 'The Psychology of Pricing'. It follows on the heals of last week's cover about presenting properties for sale on the Web titled 'Making Evey Pixel Count', they are both must reads for buyer's and sellers. The pricing article is a particularly accurate assessment of many factors and influences, which might affect how to market a home. Permit me to use it as a jumping point to add some greater depth about how the psychology of pricing connects with the timing of the best opportunity to sell a home.

The Hungry Cabbie
It's said that it is possible to eat in a different New York City restaurant for breakfast, lunch and dinner, each day for the rest of one's life, and never eat in the same place twice. At the intersection of Broadway & Gourmand, a man is standing dedicated to changing all that. 'Famous Fat Dave' aka David Freedenberg, is a NYC cab driver who's blog, The Hungry Cabbie just couldn't happen anywhere else than in NYC. This is the real thing.

Agents' angst
Last week, the New York Times ran a Real Estate section cover story called "Agents of Angst" which became one of the most talked about articles this week among agents. Author Vivian S. Toy's piece opens with a huge pull-quote about national Harris poll from July 2006 which actually ranked the relative perception of the "prestige" of 23 professions. Real Estate Agents ranked at the bottom.
