I have to pay a higher interest rate because of a delay in closing, who's responsible?

If a Purchaser must pay a loan extension fee or a higher interest rate as a result of a delay in closing, is the Seller liable for these expenses? What Due Diligence should a Purchaser's Attorney Perform?

I've just been authorized to drop the price of this one-bedroom co-op, on Manhattan's Upper East Side by almost 10% and now offer it at $435,000! Spectacular value for a spacious, pre-war apartment, on East 77th Street, between Second and First Avenues. It gets great light from a south exposure that faces a courtyard with wide open views of the street and tree tops on East 76th St. It has a nice dining area just off the kitchen, and a window in each room.

The Global Economy in 2011

In the United States, most experts are betting that the economy will grow stronger this year, but they warn that high unemployment, a depressed housing industry and other problems could dampen growth. Meanwhile, the fate of the euro is still in question, and the specter of inflation looms large in China, Latin America and India despite their resilience to the recent global downturn. In the Middle East, observers expect renewed growth, but they note that resource constraints will become an increasing problem for the region. Knowledge@Wharton spoke with Wharton faculty and other experts to get their views on what's ahead for the world economy in 2011.
